Rich-Lin Farm has been a working farm for generations, most recently home to one of New Hampshire's premier Haflinger breeding farms.  The owners have decided to retire, making this farm available for the first time in 18 years.

With a picture-perfect New England setting, the approach to Rich-Lin Farm is enviable. Off Route 28, it is minutes to most necessary amenities, yet the road turns to gravel at the property's boundary with tall trees standing guard over stone walls lining the fields.  Its 50 acres offers long, protective road frontage, pasture and woodlands.  To the rear is a peak of Prospect Mountain.

Beginning with the farmhouse, it is a 19th century cape that has been renovated over the years to keep up with the times and includes a new roof and double glazed windows throughout.   Its focal point is the large country kitchen with lots of cabinets, a big island for food prep and meals on the go and a sitting area in front of a brick fireplace.  For efficiency, a woodstove was recently added.  Large windows in the kitchen allow you to look out over pastures east and west and over the large schooling ring.   During the summer months, the cross-ventilation will keep the kitchen cool and inviting.  In the ell, adjacent to the kitchen, is another room perfect as a child's playroom, enormous boot room or perhaps a quiet TV room. There is another fireplace here.  The front rooms of the house are the traditional living and dining room layout. An office or den is partially open to the living room. Upstairs are three typical bedrooms for the age and style of the house. A bath on each floor completes the living space.

The mechanical systems have been well-maintained and updated as necessary, including the recent installation of a 3 zone Weil Mclain boiler and a new "summer" hot water heater when not needing the oil-fired SuperStor hot water heater.  A two car garage completes the picture.

The original barn is typical of its era and has had many configurations over the years, the most recent being 5 boxstalls and 7 straight stalls for the Haflingers.  Attached are 2 more stalls with Dutch doors and a 15' x 15' stallion stall with separate paddock.  There are overhangs and lean-tos where expected that double as protection from the weather during winter turnout.  A newer barn, built in the 1980's, presently houses equipment but was designed to be a stall barn, so adding the stall components would be easy.  Of course the highlight of the farm is the indoor arena built by Center Hill Barns.  Large enough to drive, jump or ride in, it will keep you and your horses fit all year long.  Not a horse owner?  Use this fabulous building for equipment storage, an antique car or tractor collection or perhaps as an all-weather dog agility or training center.  The possibilities are endless.
