Tavern Farm is a great example of early 19th century New England architecture. Originally dating back to a King's Grant, this property has evolved over time, once being a thriving tavern and more recently known as Clark Hill Farm when it was wrapped in hundreds of acres from the 1960's forward. There are good covenants in place (and surrounding this farm) on land that was once part of the original farm, keeping house lots at a minimum of 5 acres each, affording everyone plenty of elbow room. This is the last house in New Boston, just before the Francestown town line, on a charming gravel road dotted with other farms and residences. The majority of the traffic going by is on four legs! It is quite common to hear the clip-clop of horses & their riders in all seasons. Not only are the quiet roads perfectly suited for hacking but there are miles of them in the abutting town of Francestown for horses, runners and mountain bikers alike.
The house has 7 fireplaces, with the 4 on the first floor used by the current owner in the not so distant past. Wood floors, some original and some reproduced, are throughout the house. The kitchen is newer and boasts one of the original fireplaces. This space includes an added breakfast nook. Mahogany countertops add a country accent. Stainless appliances include a 5-burner Fisher-Paykel range and Fisher-Paykel dishwasher. Adjacent to the kitchen is a formal dining room, although it is presently used as a sitting room. It, too, has a fireplace framed in granite.
Opposite the center hall, which is front to back, are two additional rooms in the main house, each with a fireplace. One is a living room, the other a library/office. The living room has a Dutch door to a screen porch. The rest of the first floor consists of unfinished rooms in the ell that could be converted into a family room and mud room. The older laundry hookups are in here with newer ones in the upstairs bath.
Upstairs you will find generous front bedrooms with fireplaces. The 3rd bedroom has been converted into a large full bath needing finishing touches. The master bedroom area is to the rear in the 2nd floor ell and it has been sheetrocked and roughed-in for another bath and features a walk-in closet. The 3rd floor is a charming space that had a kitchenette (counters and sink are still there) in the sitting room, 2 small end rooms and a vintage bath with clawfoot tub. It is great guest or studio space and has a separate heat zone.
Outside much of the siding has been upgraded to cedar shingle and a porch was added so you can sit and look over the barn and pastures. The house roof was replaced in 2001. Besides the unfinished MBR, there are renovation items that need completion inside and out such as wiring, finish work, and trim in some of the newer designed areas.
A 5 stall Center Hill barn was built about 13 years ago. See below for the details. It stands tall to compliment the height of the house.
